I been to other workshops and they tell about commercial short sales but their real goal is to up sale you on all their product instead of breaking down the step to getting the job done like mr. Parks does in theses video and conference calls

I absolutely agree with your philosophy to focus on money ($1.M target) not on a real estate.
Real Estate is not really real!!! estate inside of real estate is all about of financing just like big wave of moving water.
One true real Real Estate is only a Dream House for family with paid in full, beside any other real estate is one of tool to make a financing achievement that’s all I believe.

Okay Durante’, you’ve convinced me that its better to make money than to own real estate (even though its taken 7 years to change my mind). I’m one of your students who signed up with you in 2003 and wanted to buy multi-family real estate with no money and no credit. It hasn’t worked. While you opened my eyes to a world of opportunities 7 years ago, the financing gap has always been the deal breaker. I still have no money, no credit, and no real estate. However, the program you outlined in this video and the others leading up to this has convinced me that I need to work on mastering this technique and forget about owning real estate for now. These videos have opened my eyes to an even bigger world of opportunity that I’d like to take advantage of — if you’ll have me.

I’ve been through the videos twice now, and my pen is still scribbling notes and drawing schedules. Fact is I know I’ll have to go through them at least two more times to make sure I caught all the nuggets in there.
This short sale method you outline is an absolute life-changer. Short sales were always like a smelly nasty onion, but when you start unpealing this thing like you do in the videos, suddenly you find yourself looking at this golden rose worth $1 million. I am speechless at your simple system; a true work of genius Durante.
Those who are fortunate enough to be admitted to your inner circle will forever be part of a small round table brotherhood of true top guns.
If my conditions allow it, I would very much like to be a part of that.

I want to personally thank Durante for this extraordinary video. This is clearly the best content presentation on the subject of commercial financing. Durante has clearly separated himself from all the fake gurus whose main interest is in peddling their ‘properties-centered’ programs but do not show you how to get it done. Going directly to the Bank and focusing on the Cash, not the property, are 2 very unique features that nobody else out there knows about or wants to talk about. This is a game changer and also a life changer. Thank you Durante for sharing. I am ready to get started.

Thanks, again, for an excellent lesson, Durante. This video is the best one of all so far, in my opinion. I watched it twice since it had such good content. Some “a-ha” moments included the trees being protected by city ordinances but not the buildings, and monetizing a day care center by grabbing the equity in it.
Currently, I’m submitting LOI’s on apartment buildings, but mostly through brokers since these are the ones that seem to most likely pop up on my plate. I plan on changing that real soon since my LOI’s, drafted to fit acquisition loan specs, keep being rejected and I’m getting a bit tired of this.
The four videos you have posted are great and keep getting better and better. They are in logical sequence by building on what you previously teach. A video series such as what you are posting could easily be sold as a course in itself. The quality of the videos and content are excellent. It helps that the words and numbers are large enough for very easy viewing.
I’m interested in participating in your program since, in the short time I’ve known you, I’ve learned things not taught by any other “gurus” in commercial real estate and financing and I know you to have a high level of integrity as well as approachability. Those last two qualities are very difficult to find in those who teach anything in real estate and finance and I am very lucky to have met you.
My number is a modest $1 million which I’d use to pay off debts in my family, including my own, as well as to use it to keep “playing the game”. Thank you, again, for revealing secrets that are normally not available to us average folks.
I want this NOW!!! I’m trainable and ready to change my life. I don’t want to buy real estate. I want to control the property, get in and get out. I don’t need the liability. This game is all about control. I know that you’re the one that can teach me how to run this game. The student is ready; I need the teacher and a hand up, not a hand out. This system is not difficult for me to believe, because I know that the person telling me that it works is “The Real McCoy”.
These videos have been very informative and well thought out. All of the videos were “ah ha” moments. I was a couple of weeks away from starting my real estate option business when I found these videos. There has always been a gap in the programs that I bought and put on the shelf, but with this system I can see myself taking actionable steps, because that’s how you lay it out. If I receive this scholarship, it wouldn’t just change my life, it would help change the lives of people around the world that I will never meet, but knowing that I had a hand in making a difference is all that I need.
I need to get involved with this program so that I can get out of debt ($205,000), send my kids to the school of their choice, take a REAL family vacation, quit the J.O.B. that drains me spiritually, donate to charities that actually try to help people, give my mother some security in her retirement years, pay for a family reunion where all they have to do is show up, find lost friends just to say hello, and at the end of the day, when my head hits the pillow at night, know that financial stress is a dead monster and that it will never live again.
I don’t need to win the lottery, I just want the ability to go out and make my own lottery!

looked over it again and this is the best video by far i understand the concepts or should i say the system because this does work. im sure if i had all the pieces in place i can make this work and im working on that now.

Durante’……one word surreal! sums it all up about these strategies that you have revealed in these videos. I am 29yrs old. Married. 5 children. Aware of lots of strategies in real estate….but none like these. I will be watching the videos again. This type of information can change the financial position of my family, friends, and community if used properly/consistently. Thanks again for taking the time to inform us.

I thought I obtained the information previously, but NOW the info has set in. The difference is that I have nearly concluded the analysis and number crunching it is ringing crystal clear. My two current transactions are storage facilities.
When you are actually going through the steps of the transaction with a real subject (property) oh, it makes quite a difference.
The quality of your videos and the content is off the chart!! I can’t express in words alone the value of your lessons, the caliber of knowledge and true dedication you give to your students is Top ‘notch’; well done by “the” Top Gun!

Your probably suprised to her from me its been so long. Your video is really awesome! Its sounds so simple, its very detailed and to the point . Im really interested in participating in the program. I currently working as a phlebotomist. Im coming to find out that this is not my ideal job that im and Im not happy with where Im at now with my financially. Im want something where I could be more involved with my family have debts paid off and feel free and not have to be under someone elses time clock. I want to have a better income for my family and the future and retire young. This is amazing only one deal! This would be life changing.
This opportunity is fanastic it’s amazing how many people with money have disblief this type of imcome is pssible and if they rely on a Real Estate agent to analyze the process with them, don’t waste your time, been there done that it will not result in success of any type. I got an investor with 40k and 1% down.
today I will attempt to close the business relationship. To be honest and I know it sounds weak but I feel Mr D could wrap this up with a 10 minute phone call.
