  1. Not everyone has the mind set to pull this off. No one else is even close to educating “investors” on making money. While others are working on acquiring properties thru options techniques or loan mods, your program(s) excel with strategies that have steps that remove debt.

    I’ve contacted numerous banks and have gotten access to properties assigned to servicers which puts me past the point of entry you have. I’m very interested to discover what I’m doing wrong and make the corrections. Buyers I have so while I have some pieces of the puzzle, clearly knowing your system in its entirety, will allow me to do this over and over again.

    Not sure how much you should charge for this because it’s so powerfully awesome and unique! Count me in and thanks for making this video.

    With every new video more of the nuances are revealed. Love it! I’m recognizing that every time I watch these videos I’ll pick up on something else. Not to the point of paralysis, but to better understand how the parts of this system all work together.

    I really appreciated the discussion on the inner mind game that was a part of this installment. I know it will help (has helped) a lot more people than you might realize. Great stuff!

    This video also revealed a great lender down payment negotiation technique that can be applied outside this system. Not sure if everyone picked up on that, as it was a little out of context from what you were talking about at the time.

    The details of your deal was very interesting. I liked seeing how your progression of options was laid out, and how you came to the conclusions you did. All based on your site inspection and what you had prearranged going into the bank.

    You asked about the video itself. The audio and video quality of this whole series has been top-notch! No big surprise there, as all your products are top quality. I also noticed that you changed the music track on this video. It was a little more “Guru-esque”. Is that even a word? I don’t know, but it was a little more laid back feel good in style, and it worked well.

    Hi Durante, I am confident this system works, I think I understand the mechanics and motivations of the players. That being said it is still very hard to believe… What would I do with a million dollars(?) I would pay of my bills and perhaps set up a charitable foundation founded by “the banks” thanks to your system! However I am sure I would benefit greatly from an apprentice opportunity, you don’t know what he don;t know, and I feel your excellent videos could be enhanced by a one-on-one training program. Although that may very exhausting from your stand point. Eagerly waiting for next video.

    Often time people pray and seek solutions to the many problems that we face. I am currently at the crossroad in ministry, as well as, trying to decide if i want to go back into real estate as an agent, lending and/or be a business broker. However, I can’t seem to move forward because you have provided a system that if followed will provide Real Estate at wholesale with financing with nothing missing and nothing broken and all the elements just seem to fall into the deal (without the need of all the games, gurus, and wizards). Question, after sharing this knowledge (which is nothing more than truths demonstrated in action by yourself and others that have followed your teachings) how can a person go back into working the money game with a traditional mindset? How can you put the genie back into the bottle? You can’t! Durante, you can’t go underground and take it with you. I know that this is and can be a cutthroat business but you can take the light and lift it up for others to see and then quench it. I can’t speak for others but I am sure the sentiments of their hearts is that you continue and whatever you deem appropriate I am sure we will comply.

    Another excellent video. After watching the last two case studies, it’s apparent that your approach to these deals is the simplest, most direct way to solve everyone’s problems…. the bank’s, the owner’s and yours. Now that I understand your method, I’m wondering how come I never thought of that? It’s forced me to shift my way of thinking and to open my mind to new possiblilities. You’ve revealed a ton of knowledge in this series. Very powerful stuff. Thanks again.

Well Durante you asked quite a few questions for us to respond to but here goes; the first thing is i need to step it up and get busy, it is difficult to have this type of inside knowledge and do nothing with it. I am extremely motivated to produce at least a million dollars. Each time i look at a video you pick up something so of like a nugget that you missed last time. But light went off several times but one in particular is targeting the right bank not so much the large institutions the smaller banks are more people oriented.

    What would i do with a million dollars? First, i would purchase a new home for my parents for about $375,000. The reason for this is that my father has dimensia so he can’t climb stairs that well or walk very well at times. Second, i would purchase a handicap assisted vehicle for my brother because last summer someone ran him over, the cost $25,000, Third, pay off the balance in the house i live in $290,000 and one last house to purchase is my sister and her 3 crumb snatchers they need a place to stay as well and she had a mental disability as well and needs monitoring, oh i almost forgot my brother also needs care so i have to add a nurse part time. So by the time i do thses things the million dollars would be almost gone. So my goal is not 1 M but 3 million.

    Sometime we need a motivating factor i guess i have one now and thank you for sharing all the content and i really appreciate it,

    The content of these videos are un matched. I started attending no money down simanairs in 1984 and have attended many thur the years. I have never gained as much as I have with this system. These strategy’s together will work for any one who has the commitment to do them. My goal is to make 1.6 mil. after tax by the end of the year. With these strategy’s it looks like I will reach my goal much sooner than I thought.

    I am going to pay off my home and other debits. Then I want to set up two trust. The first will be a welfare trust for my self and family which will be used for buying NOTES & PROPERTIES to flip, sale, or keep.
    The second one will be for donations for business management scolarships, etc. I also want to help others who want to make money in commercial real estate by becoming an affiliate with TOP GUN WORKSHOPS and getting a web site set up to build a list

    At this time I am doing a JV with Durante’ to buy the notes on at least two properties and flip back to the owners. No keepers yet. Also I am working with some of the members in our group who may need a little push to get pass the brick wall. I am enjoying this more than anything that I have ever done.

    Well Durante, the Believing factor is on those who can’t believe. To me it’s doable cause there are banks out there, there are hard money lenders even private lenders out there also that will loan at 70% – 75% LTV. It’s a the matter of finding them, and that is just a little homework that is not difficult to do.

    If I get opportunity to participate in the apprentice program, I would not have to go back to Iraq and work at all, it will be total freedom, I will be back with my family and I would work full time on all the other systems for about a year and then I will slow down and enjoy the fruit of the work. I know that these are easy work, but, God knows it is time for me to get to another level and this new system will allow that.

    All your latest video have been in great knowledge to me, that I do believe when I go on vacation that I will focus on some of these types of deals, hoping that you will guide me when I need it, thanks in advance again and see you in September.

    The videos are great, very informative. My goal will be a 1,500,000. I have benn contacting sellers directly with direct mail and contacting lenders about financing. The videos have taught me a lot and im looking for the actual experience. Im ready to get rid of procrastination and move forward.

    IF you want a to build your cash flow, or fast cash in your bank account. the program , the strategies are by far the best ever i have seen. once you think have seen it all durante hits you with another mind blowing tactic’s.

    i would loved to be involve in the program. the reason’s is sustain that lif style that i want. also give back in ways of making a difference in this world with what i know and learned. learning new ideas, can resturcture your life in many ways . its all about making a difference in this world or the life of other’s around you.

    once again this is very powerful stuff and streamlined. the questions we all have to asked ourself is that now what are we going to do with the information. opportunity is in the face of all of us. there is a plethora of ways to make money using durante’s strategies and tactic’s. the excuse’s should be over without a doubt. i always thank you durante.

    I really enjoyed the Part 4 video on your CSS Training Program particularly towards the end when the slides on Believability Factor … Can You (I) Do This? At that point I had a “Houston We Have Liftoff “… with Newton’s 1st Law of Inertia popping into my head.

    Everyone has potential energy to be successful but to achieve liftoff in fulfilling one’s goal(s) requires that YOU implement your plan in motion i.e. shift to kinetic energy. This plan is the perfect blueprint, my success depends on me being kinetic and following the blueprint.

    Durante, I really like the idea of offering the lender 20% ownership in the property instead of having to pay the 10% down payment required by most lenders. Most lenders seem to want at least 20% down. As you say, “banks are greedy”, and investors generally speaking have a hard time coming up with down payment funds on most deals. I’ve always believed if you could solve everyone’s problem, by having the right “connections”, you could make tons of cash for yourself. The videos keep getting better and better, so I’m a little puzzled why you wouldn’t want to do several more videos rather than the idea of “just thinking about it”. Your best work is still to come I’m sure. Please keep the videos coming. I for one desperately need this knowledge. It’s obvious that the public interest is there, and the interest will keep growing and growing. as investors learn more and more of the pieces of the great puzzle. My problem is that I’ve learned so many pieces of the puzzle, but haven’t had the mentorship to show me exactly how to put the puzzle together in an easy way, but not to say an “effortless” way. I do listen to you keenly. There are already such great comments on this blog. I take my hat off to those that have already posted. Thank-you all for your insights. With 1 million in cash, I would use as down payments to buy all of the properties I want and make myself & my family & their children set for life. Course I would hold some cash back & save for a rainy day, because those days always come. I don’t think prices are going to be this cheap in my lifetime. And real estate will bounce back, it always does. I would also put some money into silver coins, as I think that’s an excellent investment right now, and could shoot up 30 times it’s current value in the next several years.

    Durante,

    The content of the video was outstanding. The quality was par excellent. The system is flawless and uncharter territory for me, but I am willing to utilize and implement the system. There were several a ha moments for me, however, the most distinctive was the options on each deal. The cash option is by far the most appealing to take down the $1 million on one deal. I especially was intrigued by the technique of buying the paper at 60% of appraised value and financing it at 70% for a tax free payday and then selling the property back to the owner for another profit point, and than having a note to receive payments, receive a discount, or right off the note.

    When I make the $1million I will pay off all debt, pay of debt at my church, and invite others the use this system.

    Again another great video and case study of an actual transaction. When these concepts are fully grasped and applied, many lives will be changed.

    I’m looking forward to executing this program. I’m expecting to get at least 1 Mil., out of at least one deal. I am purchasing initially, for my own portfolio. Will consider flipping to the current owner or to a buyer.

    My plan with the 1 Mil., is to pay off all my families debt and fund my investment account.

    Durante I feel that of all the videos this is your best video because it was very clear and you just focus on the concept of the numbers. One of my aha moments on the video is how you basically explained that you were going about getting your million dollars not just from the difference of what you purchase for and then financed for, but that you were brokering loan with current buyer and picking up points on the loan to get your 1 million dollars. Also the part were you stated what if you had a lender and a script could you get this done and that going into banks is as easy as going to grocery store.

    Wow. Step by step with the numbers awesome work. The aha moment in this video is that some of these properties come with the end buyer attached to it already. No chasing borrowers, asking for POF, waiting for call backs. Just simply do your research and find the property/ not that you want to move on. All things considered once your at this level of play I honestly don’t see how you can go back to doing things the old way(old to me anyway).

    Here is how I see your simplified system from my point of view.

    1. Financing in place
    2 Get end buyer in place
    3. Speak with bank
    4. Find notes/properties to pursue
    5. Get financing approved from lender
    6. Close the deal (Sell to property owner if willing to hold on to property or end buyer you set up in step 2)

    I know your other systems work and it is belivable that someone with the write information and determination
    can get invited to the bank. I know that the money I can make with this sytem is endless however some of us
    only want to do one deal to get freed up to spend time with family, pay off bills, and actually take a
    REAL vacation.

    As I watched the whole video, the aha moment of this video to me was you acknowledging the fact that 90% of us listening consciously want to succeed. But consciously wanting is not enough, and that it must be coupled with a subconscious belief that we can succeed, which is so crucial in succeeding. Effort is the enemy. Effort should almost be effortless. Expect things to fall into place if you subconsciously believe. Also, I’d like to comment that it makes so much sense approaching the current owner and helping them get out of their financial hole so they won’t lose it to an outside investor and buying the property for 50 cents on the dollar.

    What I’m currently doing now is preparing myself to find a property for a buyer showing POF, and also in the process of positioning myself to get invited to a bank to buy notes with the intention of working directly with current owner.
    I aim to help 50 or more property owners.

    For me the videos provided me with a step by step approach to digesting the information. I can watch the videos at my own pace, review the information more than once to get a better understanding, and actually put my plan into action based on the information you have provided. Being associated with you over the last few years, I have learned that you don’t like to repeat yourself too much. I feel by offering the information in this format I have gained the confidence necessary to move on step forward with each video. I can honestly say that the videos have been thought provoking, not in a negative way but a positive way. I would like to see a challenge that would include many of your students, including myself, where we would all have a task to find several properties utilizing the step by step approach for a joint venture opportunity with you. Since I started watching the videos, I am constantly checking my inbox for the next one. My confidence is very high right now and I have been planning how I would execute the opportunity you have placed before us. Please excuse my soapbox, the game is unbelievable and everyone on the board would like to be your teammate. Looking forward to getting in the game coach!! This program is attractive due to the financing. Why even bother if the financing is in place . The milllion plus will be used for a family foundation, trust funds, charities, and of course a funding a ridiculous life of memories.     I have suspected for a while now, that there was an Inside Game. As you say all of the gurus
    are teaching the outside game. Thanks for a look inside the real money game using real estate.
    I want to make money. If I don’t need to buy the real estate to get it, that’s great. Owning real estate
    is a means to an end. That end being to make money!

    I want to bring in $2 Million. Why? Retirement for my wife and myself. Pay off the home mortgage,
    take a great vacation, help a few charities, help family and friends in need.
    I think the video quality of the videos is good, but could be better. They are certainly good enough
    to teach the information. I did watch all of them to the end. I am looking forward to the next one.
    This is definitely a program I would like to be in. Please produce it.

I have watched these last four videos over and over and still each time pick up another concept . And Yes by all means I know this type of pressure your speaking of being crushed by the economic .     Today I had a different conversation going on in my head. I can picture myself doing this. Like the little engine tooting “I can, I can, I can”, Durante, it’s sheer genius that you’ve simplified the overall concept that, heretofore, I thought was so complicated because of all the moving parts. Like shooting ducks at a fair.

    Having said that do I think this is a piece of cake? No. It’s going to take commitment, courage, and wanting the result more that I want my fear. With your gentle guidance and support, I know I can do this.

    I really like the idea of reducing the present owners debt and helping him/her get on his/her feet again and be able to turn around their situation where they will profit from their project. Like you always say, “Give some back”.

    What will I do with the first million? As you know I have a sister and brother who are very ill; so, with the funds, I would move from Las Vegas to Massachusetts to be with them for the time they have left.

    I watched your videos and they are content rich and fantastic. I’ve looked at offerings from other “Gurus” and your videos are more advanced in the techniques presented. One thing that I know, is that you are very interested in teaching and sharing. This is the niche in real estate that I am most interested in executing my desire to be financially independent. That is since there is no better time, than now, given the unprecedented volume of properties available, at such drastic price reductions. It would be great to have a mentor that will lay out fully and methodically the actual steps necessary and provide all of the components that would guarantee success. These videos lead me to conclude that you have the program that I need. Don’t want to work anymore. Need the big bucks to take care of a very sick mom, pay off debts and take care of my health issues. Should you have an apprentice program, scholarship or contest, I’m all over it. Alternatively, if you do decide to sell a course, please let us know as well.

  34. Durante, Your a genius! Going through the 2 case studies in video #4, where you are selling back to the current owners at a discount is brilliant. It’s a win-win-win situation for all concerned. Securing buyers prior to securing the loans/properties and having multiple offers because you can provide both wholesale pricing and the financing as a package is outstanding.
    I learned and applied many things you taught in your commercial financing training course last year and it has enabled me to acheive some substantial goals in the first half of 2010. I can’t wait to get started with this program.

    You’ve obviously been “around the block” a few times, so there’s little sense to laying on the BS. I’m not to good at it any way.

    I consider the production and content quality of the videos to be superb, and, believe me, I’ve seen a bunch and spent a bunch, so I’m qualified to speak. I particularly enjoyed you voice level; I’m sick of hearing hi-pressure salesmen. Their voice level become a turn-off.

    As for a price, I hate to say because I’ve seen the price on some material that is not nearly as good as yours and they were asking from several hundred to several thousands! From what I’ve seen, I’d say you could comfortably ask on the high end, but for me personally, I hope for a lower end price.

    I’m retired and have a very limited income, so obviously I’m looking for a chance to better my retirement years, and leave some money to my kids. If I spend it all, that’s OK, but I would like to leave them something.

    I hope you don’t take too long to get the ball rolling because I’m ready and raring to go.

    The information that you share is priceless. Being a factor in the Commercial Financing arena has always been my

    biggest dream every since ive first heard of it. Ive bought other programs from other so called ”gurus,” and none

    of them have even spoken about the things you’re sharing with us. There is no doubt in my mind that if you

    release a training program, it would give anybody ”the skills to do the deals” i think it would be a great

    idea to start a training program because it would turn alot of our lives around by providing a more stable

    future for us and our families. Like you said in this video ”Giver’s get” and you would get a enormous blessing for

    helping others achive the success they deserve. You have no idea what some of us are going through just to put

    food on our tables, but like Micheal Jordan once said :”the joys of winning a title also comes from the struggle of

    the journey to get there.” If i have to borrow the money to pay for your training, then i would do so, because

    there is no way i would let something this valuble slip away from me.

    What I can’t stop thinking about, other than the income of these deals, is the ‘head game’ stuff. Thanks for reaffirming my beliefs.

    One ah ha! moment I had – As a residential ‘deal maker’, I always thought I was fishing in the wholesale pond through REO agents. I was getting OK deals, but not GREAT ones; I have been working in the ‘outside’ game. The Commercial market is the way for me.

    I think the video series you have presented is top notch. I was going to subscribe to another “short sale site” but there videos don’t contain a tenth of the info that you have. I will not subscribe to that service but will in fact join your service!

    I’ve spent a lot of time and money on programs the last few years trying to build a business in this new RE space – to the point where I find it difficult to spend any more. I’ve even been locked in an REO deal with the Asset Management department of your visited Bank for the past eight months (due to an inability to finance), likely with nothing to show for it except lost escrow – which will be a major hit.

    I thought that your approach in dealing with paper and property was the ‘AHA’ moment that answered an old question of mine – “which is better, pre-forclosure or REO”? I really enjoyed your laid back approach to presenting and appreciate your experience in this niche space. Presently I am brokering with a buyers list on direct properties that by your definition (and now my opinion) are leaning more towards retail deals with much time and effort to close.

    I wold be very interested in participating in your programs, and would find my way to Atlanta just for the opportunity. What would I do with the money? I see this Commercial Real Estate window as a three to five year one. So I would probably reinvest, after paying down debt and stabilizing my family situation.

    Your approach warrants much consideration and I believe that your intent is beyond just selling a piece-mealed packaged.

    Hello Durante. The biggest thing that I learned from these videos is that I have to enlarge the vision for my life. When I see how you basically create these large sums of money from “thin air”, it is nothing less than modern day alchemy. I feel like you are my Merlin and I look forward to being your apprentice. I have to keep watching the videos to constantly remind myself that this is possible. I recently ordered the commercial lending course and am doing the 8week program. Between that program and these videos, I can hardly sleep at night. You were absolutely right in saying that now that I have this knowledge, I can’t possibly justify an existence that is anything less than extraordinary. I look forward to learning more, but more importantly executing the strategies and EXPECTING the best.

    This is simply amazing. I have never seen or heard anything like this. l lost my job from corporate american and struggling to make ends meet, in fact, l’m almost broker because l resolved to work for myself. After more 20 years on the job, l want to do something for a change for my self and my family. You talked about believability factor in one of the video, after watching the presentation, the unique system, l am 110% convinced that this is for real.
