Durante this avenue for making money that you reveal is truly a “Wall Street” tactic. Your explanation of buying with a low occupancy is applicable to a project I’m currently working on flipping. Knowledge is power and the Top Gun method is the only philosophy, in my opinion, anyone needs to be involved with. Then again, “everything ain’t for everybody”. Look forward to the next series of videos.

If wisdom is the principal thing and the proper application of knowledge then you have given us an understanding of the secrets that the “Fat Cats” (Banks, Unregulated Insurance Co. , etc) do not want anybody to know. You have provided all the keys (strategies, finance, team and a coach) to open the door to play the money game. I have been playing checkers to long and you have caused me to change the paradigm of my game to chess and with the strategy you have provided “coach” I believe all that have been blessed to recieve your teaching will be ready to implement it so that we can say “check mate” to realizing goals, dreams, aspirations and creating leagacies.
This video along with other videos, webinars & calls continuously clarifies the Commercial Short Sales game and it continues to get better as my understanding improves as well. When I first heard this game on one of the very first calls I was skeptical & overwhelmed it took me a couple of weeks after listening & watching to have the confidence that i could do this. The contents, tools & resources of information that you provide Durante are ‘priceless’.

The insiders game that you teach, knowledge of the paper, accessing the paper and executing is by far ‘light years’ ahead of any other strategies, methods or programs available on Commercial Short Sales.
Doing just what you indicate should be done in these priceless, awesome videos works without doubt. I am experiencing a level of success contacting various bank officials. My present conversations with some bank officials result in a door slamming and my face. Conversations with others I would say are a mild success (obtaining list of notes/property). I know that this success will only improve and that the only thing holding me back from receiving an invite to sit down in the bank is is my inability to effectively communicate the right statement at the right time to the right person.
I can’t wait to receive the detailed scripts from the Commercial Financing Academy which will prompt the Banks to invite me to come into their offices to assist them by looking over and cleaning up their books.
Once the banks give me ‘Carte Blanche’ treatment and invite me to sit down in their conference room as they did for you, this is the ‘home run’ of success that I am seeking.

As usual you have over delivered again. The way you conceptualize is truely an inside “Top Gun” maneuver. This is truely a system by which one can help themselves, banks and others of a problem that is only going to get worse. The only thing left to do is to get an invite from the banking institutions, which will happen very soon. DURANTE the strategies you teach and the financing that holds the glue to the deals is out of the box . This is what you would called off the rack financing and ideas to make a $1million , one lender , 1 deal.
The entire concept is to master the concepts, strategies, tactic’s to get debt free and create the life style for you and your family. With out action there will be no experience.
Going to back to what you talked about since day one . ( WHAT IS IT THAT YOU WANT THIS BUSINESS TO DO FOR YOU) OR WHAT DO YOU WANT TO ACQUIRE).
THERE are so many opportunities in the market place , but you have to train your eyes and brain to know “what a deal looks like” and know when to walk away from one.
The financing and content your provide provides so many options on how to structure your deals correctly and smart.

This information is clear and to the point, no one is teaching this stuff. every webinar I been on is teaching how to buy there courses and how to buy retail. There is no financing talk about in there courses, just a lot hype.

I really love that you drilled down into the numbers on this video. With the margins being so tight and yet you’re still coming away with your numbers or close to it. I realize depending on which option you chose that it wasn’t all tax free profits. But you had the tax lose already built in to the deal. How awesome is that!
It’s good to have options and in this video you’ve provided us with several exit strategies depending on our goals and/or portfolio’s, thank you.
The biggest challenge I see, is keeping myself from taking off on a mental shopping spree (although it’s fun!). Because without the going and doing, not even an awesome strategy and technique such as this will prove to be of any real benefit.
That being said, this whole video series has been phenomenal!

This is an excellent note strategy. Thanks for sharing the program. I recently received my first note package from a Bank using your strategy. With a little effort and persistence I was able to get the corporation of the “gate keepers”.
I have chosen assets that I am interested in purchasing. I just wanted applaud you for this program. I am excited and wanted to share my experience. I also was able to contact another Bank and expect to receive a second package. I think I will pause after this…..

When I graduated college I worked in the commercial loan department of a bank and saw some of these transactions happening and know them to be true. You truely have discibed the motivation of the note seller (the Bank). You really are a “Big” “Big” Problem Solver to the Bank. Any time they are not receiving payment as agreed, weather it $5,000 or $5M they are motivate to work out the issue and more times than not it is not non-payment or timely payments that is the issue but rather missed contractual agreements such as terms or credit deterioration of credit or financial ratio. I really wish I knew then what you are teaching. You always have the best solutions to commerial real estate problems. I’m looking forward to the Academy and working to accomplish our collective goals. Thanks so much for a Heart to see others come up to this higher order of doing business.

Durante has repeatedly stressed the Human principle of: (a) Those that Make Things Happen (Players), (b) Those that Watch What Happens (Spectators), and (c) Those that Ask What Happened (Completely Clueless)?
Which one are you? With his CSS Training the correct answer for all of us is (a). So in summary “Get Your Stuff” because market conditions today will not necessarily be the market conditions that you see tomorrow.

This was absolutely masterful. I was blown away by the details of the insider’s secret to the Paper Caper short sale technics. Compared to the real estate guru’s this technic is under the radar and much, much, much faster closing with tax free money at the closing. I don’t think that I’ll be able to sleep tonight!!! The more that I learn, the more I want to keep going. My mind has been stretched and it can never go back to the way that it was. Hopefully, all of the money that I’ve spent throughout the years on dust collectors, otherwise known as real estate courses, has led me to the true opportunity that was promised in other programs.
Even if I don’t receive the scholarship, I am still a winner because of the knowledge that I’m receiving.

The big difference here is no guru shows you how to procure finance to buy a note.
There are two ways to do a short sale.Buy the real estate or buy the promissory note.
When you buy the note, there are more exit strategies. Including a million dollar cash back.

In the last 12 months, I conduct up to 20 one on one Bible studies per week, I LOVED IT. After the death of my son on May 03, 2010 I stopped and also
I had to leave flipping homes and rehabbing, I couldn’t do it with out him he, had the temperament to deal the mentality of people who buy distressed houses in the $40-75k price range. For many of these people (I’m black) signing a contract for many means nothing “any old excuse should get me out of a contract and MY MONEY RETURNED, if not somebody is going to get hurt.” My dear son at 6’2 AND 275 lbs. was a gentle giant and who kept deals sold, I knew I couldn’t or wouldn’t, but what do you at over 50 years old.
I have had mentors (6), who were only interested increasing their revenues not their student skill level and success. Duarte what ever you charge I will figure out and pay it, if it means selling my only car and taking the bus to bank appointments that’s what my level of commitment demands that I do.
I’m an ex Ford Dealer who had a great life style, excellent salary, 2 new demo and 2 used car ’65 mustang convt. and a like new 6 series BMW cpe, cars washed and gassed up daily and porters to cut grass and fix anything around the house, take the wife shopping what ever, I didn’t want to do. Oh did mention the $3-4000.00 per month Travel and Entertainment expense account and 2-3 free vacations per year from vendors and Ford Motor Company and a yearly nice profit from the dealership operation. Mr. Parks your system gives me the same life style and what’s better, without 56 employee that are paid weekly, union grievance’s and Ford telling you “In order to get 10 new Taurus you need to order 3 slow selling pigs oh I’m sorry I meant to say Heavy-duty tandem axle trucks” and oh yea increase your parts order for the month”.
Watching your video also makes me teary eyed I clearly see how I can get back to conducting Bible studies and living an even more amazing life, I personally had unshakable faith I get back I tell my students that all the time.
For those who “get what your offering” great, It’s also great that in this world we will always have and need Fishermen, Baker and Candlestick makers. It’s an unfortunate condition of life, but as Jesus said “you will always haves the poor with you.”(John 12:8) However I will always be there to share comforting words from the Bible and give the poor cash when asked and make monthly contributions. I understood everything that you discussed in the video, and it all made sense to me.
